There is some confusion among strata mangers about responsibilities on fixing building defects.
The protections provided under the Home Building Act for residential building work apply to all classes of residential building work, including strata schemes.
We are reminding strata managers to handle all complaints from lot owners and, when rectification is not being achieved through normal channels with the builder, that they should lodge a complaint with Fair Trading.
Lot owners can also lodge a complaint independently of the strata manager and owners’ corporation. These rights include the ability to lodge a complaint which relates to common property.
